These come from county and lender records through a licensed data provider, not from the trustee's notice. Estimated value, estimated equity and mortgage balance are automated estimates rather than appraisals or payoff figures, and they can be out of date or wrong.
How a Virginia trustee sale works
A trustee sale is a non-judicial foreclosure. The law firm named in the deed of trust runs it on the lender's behalf, at the time and place printed in the notice. Many are held on the steps of the local circuit court, which is a convention rather than a court proceeding. Bidders are usually asked for a deposit in cash or certified funds on the day, with the balance due within a set number of days. Virginia sales are postponed or cancelled often, sometimes on the morning itself, so call the trustee before you travel.
