How a Virginia trustee sale works
A trustee sale is a non-judicial foreclosure. The law firm named in the deed of trust runs it on the lender's behalf, at the time and place printed in the notice. Many are held on the steps of the local circuit court, which is a convention rather than a court proceeding. Bidders are usually asked for a deposit in cash or certified funds on the day, with the balance due within a set number of days. Virginia sales are postponed or cancelled often, sometimes on the morning itself, so call the trustee before you travel.
